Stage 1: Meeting with the client and setting up of the design brief.
All details are discussed in reference to scope, design, budget and timeframe.
The client also gives an indication of their personalized wish-list of everything that needs to be included in the design and their requirements with regards to:
The Client’s brief
The site and rights and constraints
Budgetary constraints
The need for consultants
Stage 2: Design Concept.
The initial design concept is produced: We provide the client with clear floor layout plans and 3D's of the proposed design.
The plans are evaluated and discussed as to further improve the design concept.
Prepare the initial design and advise on:
The intended space provisions and planning relationships
Proposed materials and intended building services
The technical and functional characteristics of the design
Check for conformity of the concept with the rights to the use of the land
Review the anticipated costs of the project
Stage 3: Design and Development.
This is only reached once the initial design concept has been developed and the client signs off the design and we proceed to the detailed council submission/ construction drawings. At this stage we will also have the total project area calculation finalized and our fees will be adjusted accordingly.
These drawings will also be adequate for bank submissions and approvals.
Confirm the scope and complexity
Review the design and consult with local and statutory authorities
Develop the design, construction system, materials and components
Incorporated all services and the work of the consultants
Scope of work to include the following:
Site Development Plan
Floor Plans
Roof Plan
Sections
Elevations
Door + Window Schedules
Electrical Layouts (by specialist)
Boundary Walls + Details
3D Presentations
Stage 4: Local Council submission drawings.
Once design sign off has been achieved we produce all of the necessary technical documentation drawings required for local council and or HOA submission in order to obtain the neccessary approvals.
These drawings include finalized site plans, floor plans, sections, elevations, roof layout, details, door and window schedules, fenestration calculations and any other necessary documentation required by the HOA and or Local Council to obtain approval.
Prepare the technical documentation sufficient for local authority submission
Co-ordinate the technical documentation with consultants as applicable for local authority submission
Please note:
Landscape Architect to be appointed by the Client (if applicable)
Professional Structural / Civil Engineer to be appointed by the Client
Land Surveyor to be appointed by the Client
Local Council building plan submission fees payable by the Client
Stage 5: Construction and Quality Control. We produce further drawings as required by the contractors for construction. We visit the site at regular intervals as well as per special requests to ensure that the construction is completed as per the detailed building plans.
Hand over the site to the contractor
Issue construction documents (as applicable)
Initiate and/or check sub-contract design and documentation (as applicable)
Inspect the works periodically for conformity to the approved plans
Stage 6: Close Out
Fufill and complete the project close-out including the preparation of the necessary documentation to facilitate the effective completion, handover and operation of the project after the contractor’s obligations with respect to the building contract are fulfilled.
Provide the client with as-built drawings (as applicable)
